Emmaus sits at the base of South Mountain on the south side of Allentown, about 12 miles from our Quakertown office by way of Route 309 and the roads through Coopersburg and Vera Cruz. It is a proper borough with a proper downtown — Main Street and Chestnut Street — and it is surrounded by the Upper Milford and Lower Macungie Township neighborhoods that make up the East Penn area.

The housing is varied, the homeowners are long-term, and the mix of borough and township work means a single day here can run from a century-old twin to a twenty-year-old colonial.

The borough core is dense, older housing — brick and frame twins and rowhomes from the late 1800s and early 1900s, with shared rooflines, party walls, and the flashing details that come with them. A roof replacement on a twin has to be coordinated with what the neighbor's roof is doing at the shared line, and that is a conversation we have had many times.

Toward the mountain and out into the townships the homes change to 1950s and 60s ranches and capes, then to the 1980s-and-later developments of Lower Macungie. The mid-century homes are prime candidates for attic insulation and ventilation work alongside a roof, and the newer developments are reaching the age where roofs, siding, and windows all come due together. Slopes that face the mountain get more shade and hold moisture longer, so we pay attention to algae-resistant shingles and drainage on those.
